What Causes Wet Rot?

Moisture of any form – whether that is rainfall, penetrating damp and plumbing leaks can cause wet rot. If moisture content within the wood rises above 20% this can cause spores to germinate and lead to a wet rot attack. Damp is the main problem, whether wet rot is caused by penetrating damp or rising damp you must get this treated as quickly as possible.

High moisture levels come essentially from some form of damp which can deteriorate your property. Wet rot can occur from rising damp, condensation, penetrating damp, plumping leaks or defective roof coverings or gutters. If not treated quickly, the area of affected wood will lose structural strength and stability. However, it should be known that wet rot fungus does not spread through, brick, stone or masonry and generally stays in the damp affected area.

How to Identify Wet Rot

It can be difficult to notice wet rot if the area of timber is hidden however if you do notice any wood which is soft and spongy, looking darker than normal or signs of cracking then this could be a sign of wet rot. More signs of wet rot would include:

  • Cracking and shrinking of the timber
  • Blemishes, crookedness, softness and splinters
  • Paint finish can appear damaged
  • Loss of strength to the timber
  • Visible fungal growth
  • Damp musty smell

Although dry rot fungi does spread much further than wet rot, you should still ensure you give one of our experienced property surveyors a call so they can measure the damage and properly treat it. Contact your St Andrews branch for advice.

Timber Preservation Specialists

Most structures throughout the United Kingdom have large sections of the building formed with timber. Whether it is supporting beams and posts, or simply the roof, walls and floors, timber has been used for thousands of years and is still one of the most commonly used building materials today.

Due to the use of unprotected timber in buildings, decay by fungal growth and infestation by wood boring insects is extremely common.
