Timber Frame Inspection and External Wall Refurbishment in Edinburgh
The Problem
Richardson & Starling was instructed to investigate suspected timber decay within a two-storey timber-frame property constructed circa 2005.
Defects within the external render had allowed moisture to penetrate the wall construction, creating concerns over the condition of the concealed timber frame and the potential for further deterioration if left untreated.
Our Approach
To fully assess the condition of the structure, the defective render and OSB sheathing were carefully removed, exposing the timber frame and allowing the extent of the moisture-related damage to be established.
Any areas of timber decay identified during the inspection were repaired and appropriately treated. The external wall construction was then reinstated using new OSB sheathing and a breathable membrane, with timber battens installed to create a ventilated cavity and improve moisture management.
Composite cladding was fitted to provide a durable, low-maintenance external finish, while additional window cills were installed to improve weather protection and help direct water away from vulnerable areas of the building.
The Outcome
The affected timber was successfully repaired and the external wall fully refurbished, resolving the identified defects and improving the property’s long-term protection against moisture penetration.
The completed works also provided the property with a modern, durable and low-maintenance exterior, while improving the overall performance of the external wall construction.
