What Causes Wet Rot?

Moisture of any form – whether that is rainfall, damp, plumbing faults, can cause wet rot. If moisture content within the wood rises above 20% this will cause spores which eventually germinate and lead to rot growth. Damp is the main problem, whether rot comes from penetrating damp and rising damp you must get this treated as quickly as possible.

Moisture is essentially a form of damp which can spread in your property. Wet rot can occur from rising damp, condensation, penetrating damp, a plumping leak or guttering problems. If not treated quickly, the area of affected wood will lose quality and stability. However it should be known that wet rot cannot spread through, brick, stone or masonry.

How to Identify Wet Rot

It can be difficult to notice timber rot if the area of timber is hidden however if you do notice any wood which is soft and spongy, looking darker than normal then this would be a sign of wet rot. More signs of wet rot would include:

  • Discolouration of timber tends to be present
  • Blemishes, crookedness, softness and splinters
  • Paint finish can appear damaged
  • Loss of strength to the timber
  • Visible fungal growth
  • Damp musty smell

Although dry rot does spread much quicker than wet rot, you should still ensure you give one of our experienced property surveyors a call so they can measure the damage and properly treat it. Contact your Aberdeen branch for free advice or to arrange a property survey on (01224) 893930.
